A home buyer should get a home inspection for many reasons. Often the home inspection is a crucial step of the home buying process. This is true for first time homeowners as well as experienced home owners.

Home inspectors provide an unbiased, detailed evaluation of the home in its current state to the home buyer. The home inspector is essentially a detective looking for clues, on the state of everything from the foundation to the closet doors. Some of the clues that a home inspection may reveal may be an urgent matter, like a gas leak. Or a complicated string of connections that may impact a major component of the home like the roof or foundation. It could even reveal issues that may only be visible to a trained eye like an overloaded electrical panel. Or sometimes, it is a simple fix like a loose outlet cover or a door that doesn’t latch. 

A home inspection often provides a to-do list for items in the home. It will give you an opportunity to plan out a timeline and expenses for the future.  Simultaneously, the home inspection may identify these issues prior to closing the deal.

What do Home Inspectors Look For?

Oftentimes a home inspection may reveal structural problems with the foundation, roof, walls or floors. It may discover safety issues like a gas leak, potential mold or pest issues or electrical issues. Home inspectors will give a comprehensive overview of the condition of the property including the major systems like the HVAC, plumbing, electrical and most appliances. Additionally, home inspection reports are often used in negotiations with home sellers when finalizing the deal. Conversely, some home sellers may give a price adjustment or offer to repair/replace the item before closing. Above all, it may also give the home buyer insight into if the potential issues may be too much for them to handle. A home inspection may give the home buyer peace of mind so they can make an informed decision.
